Our Design Process

We offer bespoke Planning and Construction Issue Drawing packages, through RIBA stages 0 - 6. We will take you through the design process as per / dependant on your personalised fee proposal: 

RIBA Stages 0: Strategic Definition - Initial Consultation

• A member of the team personally visits you at your property/project at a time that suits you. 
• They will do 'a walk around' to assess your personal needs / Inspiration. We will then submit a personalised fee proposal and Clients Requirements (which will form the base of your personalised brief.  

RIBA Stages 1: Preparation & Briefing - Measured Survey & Concept Options 

• Once appointed we will then conduct a Measured Laser Survey and developed brief
• We will also produce Base Modal & Initial Concept Designs (existing and proposed)
• Desk top utilities survey will also be conducted for Pre-Construction Information (PCI)

RIBA Stages 2: Concept Designs - Optional Appraisal 

• Optional Appraisal Discussions with rationale on chosen option 

RIBA Stages 3: Spatial Coordination - Planning Drawings, Applications and Submissions

• Planning Advice, Full Planning Drawing Application and Submissions if included in fee proposal (Site block and location Plans based on OS survey information, Existing and Proposed Elevations and Floor Plans, 3D Visuals, Feasibility reports and Design & Access Statements if included in personalised fee proposals)

 RIBA Stages 4: Technical Design - Developed Design, Building Control Application and Submission

• Building Control Application Advice, Full Construction Issue Developed Drawings, Application and Submissions if included in fee proposal.

Additional Services Included:  

• Indicative M&E layout
• Indicative Bathroom layout
• Indicative Kitchen layout
• Roof layout where specified in fee proposal
• Sections where specified in fee proposal
• Indicative foundation detail where specified in fee proposal
• Mood-boards, Materials Boards (sample boards) & Interior boards (physical and or digital).
